House Rules: Not Buzzkill, Just Boundaries

We’ve hosted on Airbnb, Stayz, and Booking.com for a while now—and for the most part, it’s been smooth sailing. Only a handful of letdowns, and never enough to shake our faith in good people. By booking you agree to our Terms and Conditions, which cover ID verification, cancellations, bonds, damage, and other legal essentials.

Ours isn’t a five-star resort (we know that). But it is our place—our little escape—and we treat it with love and care. Our co-host and cleaning crew work hard to keep it spotless, welcoming, and ready for each guest to feel at home.

To keep it that way—for you and future guests—we do have a few house rules. Most are just common sense, nothing fancy. But yep, a few exist because someone, sometime, pushed the limits. 🤷‍♂️

🔇 Noise

We’re in a peaceful cul-de-sac—perfect for relaxing, not raging.
• No more than the booked number of guests unless otherwise arranged.
• No parties. If a disruptive gathering happens, you may be asked to leave immediately without refund.
• Please keep noise down after 9 p.m. so our lovely neighbours stay lovely.

🚭 Smoking / Vaping

Not inside. Not outside. Not in a box. Not with a fox.
We’ve got guests with allergies, so no smoking or vaping anywhere on the property, please.

🔥 BBQ & Fire Pit

Feel free to enjoy the fire pit—just check for local fire bans first.
• Keep furniture well away from flames.
• Bring your own firewood (local camping/hardware stores have you covered).
• No treated timber, screws, bottles, or cans in the fire—it’s a real hazard for our garden crew.
• Please leave the BBQ clean and free of food/grease, like you found it. 🍔✨

📶 Wi-Fi & Security

We provide free unlimited internet, but during peak times, Rainbow Beach can be… zen-like in speed. Blame the town, not us.
A single security camera is at the front of the house, covering the gate and carport. It’s only active when no guests are present.

🛏 Linen & Towels

We’ve got you covered with bath towels, linen, and hand soap. Just BYO beach towels.
We only supply linen for the number of guests booked, and we’ll check with you pre-arrival about which beds to make.
Lost, missing, or overly “loved” linen may result in charges.

🐾 Dogs

We love dogs—yours are welcome (max 2 small/medium). A small pet fee applies.
Please:
• Let us know in advance.
• Keep them outside and off the furniture.
• Pick up after them and keep the garden dig-free.
• No excessive barking.
Service animals are, of course, welcome—but must still be mentioned at the time of booking. Emotional support animals attract the standard pet fee and can’t be left alone.

Fishing? Great! Just pop bait or fish in the outdoor fridge to avoid mystery odours indoors.

Enjoy the books, games, and toys provided.
Love a book so much you have to finish it? Take it with you—but swing by the local op shop to swap in something similar.
Please leave toys and games behind for the next guest squad.

Forget something? We’re happy to return it. Just send us a prepaid envelope.
We’re not liable for items left behind, but we’ll do our best to reunite you.

🔑 Locks & Keys

Locked out? We’ll try to help, but a fee may apply if a co-host or locksmith is needed.
Lost keys = the cost to replace all sets (ours included). Keep ‘em safe!

🚘 Parking

Please park in the carport or driveway—not the lawn, and definitely not our neighbour’s front yard.
Bringing a boat? Cool—one max per visit, please.

On departure day, we’ll send you check-out instructions.
Please:
• Leave the house clean and tidy.
• Take out all rubbish to the wheelie bins.
Extra cleaning = extra charges, and nobody wants that.
