Things to Know before you Stay

We have been hosting on Airbnb, Stayz, and Booking.com for some time now, and our experience has been largely positive. There have only been a few disappointments, but not enough to cause us to lose faith in the kindness of people. By booking you agree to our Terms and Conditions, which cover ID verification, cancellations, bonds, damage, and other legal essentials.

Ours isn’t a five-star resort (we know that). But it is our place—our little escape—and we treat it with love and care. Our co-host and cleaning crew work hard to keep it spotless, welcoming, and ready for each guest to feel at home.

To keep it that way—for you and future guests—we do have a few house rules. Most are just common sense, nothing fancy. Indeed, a few rules exist because someone, at some point, overstepped the bounds. 🤷‍♂️

Terms and Conditions

Please read these terms and conditions carefully. By booking accommodation you acknowledge and agree that these terms and conditions apply and extend to any person occupying or visiting the accommodation and/or property and using the facilities on the property at the invitation of or with your authority.

1. Bookings

  1. All bookings must be made through this website.
  2. Only the number of people shown on the booking form may stay in the accommodation overnight.
  3. All bookings are non-transferrable and cannot be resold.
  4. 2 nights minimum; longer stays may be required over long weekends (Friday-Monday), Easter, and Christmas.

2. Payment

  1. A 50% payment is required at the time of booking.
  2. 25% due 28 days before arrival.
  3. The balance (25%) is due 14 days before arrival.

3. Confirmation

  1. Accommodation will be confirmed only upon receipt of the full payment. A booking that has not been confirmed by a full payment is not guaranteed.
  2. Occupancy starts and finishes on the dates shown on the receipt and is subject to these terms and conditions.

4. Cancellation

  1. If you or we cancel your accommodation, the following policies apply:
    1. Payments made are not refundable, and all monies paid will be forfeited.  However, if the accommodation is able to be re-let for the original booking dates and rental amounts which have been cancelled, then you are entitled to a full refund of all monies paid less a $100 fee.
    2. Any refunds to which you are entitled may not include any booking fees paid or other charges incurred through the booking agent.
  2. If you cancel your accommodation, we must receive it via email from the email address linked to the original booking.
  3. If you shorten your stay, the same policy as in 4.1 applies.
  4. There are no refunds for early departure.

5. Payment

  1. You will be liable for the payment of any charges incurred by you, any other person shown on the booking form, or your guests, as well as the costs of any loss, damage, and additional cleaning required.
  2. You authorise the owner to charge a credit card for any loss, damage, or monetary contribution for which any guest is liable under this document or otherwise.

6. Smoking and Vaping

  1. We have guests with allergies; as a result, the house and outdoor living areas are smoking- and vaping-free.

7. Dog-Friendly Policy

  1. We love dogs—yours are welcome with prior approval 
  2. We can accommodate a maximum of two small/medium-sized dogs.  A small pet fee applies.
  3. Please:
    1. Let us know in advance.
    2. Keep them outside when you are not home and off the furniture/beds.
    3. Pick up after them and keep the garden dig-free.
    4. No excessive barking.
    5. Service animals are, of course, welcome—but must still be mentioned at the time of booking. Emotional support animals attract the standard pet fee and can’t be left alone.

8. Linen / Books / Games / Toys

  1. Enjoy the books, games, and toys provided.  Love a book so much you have to finish it? Take it with you—but swing by the local op shop to swap in something similar.
  2. Please leave toys and games behind for the next guest squad.
  3. We provide linen for the number of guests booked. Excessively stained, torn, or damaged linen may incur a charge for replacement.
  4. Bring your own beach towel.

9. Check-in and Check-out

    1. Check-in is after 14:00 (2 PM). Check-out is before 10:00 AM
    2. Earlier and later times may be agreed upon. You must request earlier or later times at least 5 business days before your scheduled arrival.
    3. Check-in is via a lockable key locker located at the house as described in your pre-arrival e-mail.
    4. Prior to departure we will send some simple checkout instructions. 
    5. You must leave the accommodation secure and in a tidy condition. If you leave the accommodation untidy, we may incur an additional cleaning charge.

    10. Parties or Events and Quiet Hours

    1. We’re in a peaceful cul-de-sac—perfect for relaxing, not raging.  Parties and events are not allowed without prior approval. 
    2. Guests must be quiet between 21:00 and 07:00.

    11. Fire Pit & BBQ Safety

    1. Feel free to enjoy the fire pit—just check for local fire bans first.
    2. Keep furniture well away from flames.
    3. Bring your own firewood (local camping/hardware stores have you covered).
    4. Please refrain from placing treated timber, screws, bottles, or cans in the fire, as these items pose a significant risk to our gardening team.
    5. Please leave the BBQ clean and free of food/grease, like you found it. 

    12. Maximum number of guests

    1. The maximum number of guests allowed is outlined in the booking.

    13. Vehicles

    1. Do not park vehicles anywhere on the property apart from the covered carport or the driveway leading to the carport.
    2. If you have been 4WDing, use the commercial washdown facilities in town rather than wash down your vehicle with our domestic hose.
    3. Do not park on the footpath or in the front/back yard of the house.

    14. Consumption of drugs and alcohol

    1. The consumption of drugs or underage drinking is strictly prohibited.

    15. Wifi & Security

    1. We offer free unlimited internet, but during peak times, Rainbow Beach can be very slow due to the numbers in town. We are not liable for service providers' infrastructure.
    2. Please ensure you secure the property when you are out and at checkout.
    3. A single security camera is at the front of the house, covering the gate and carport. It’s only active when no guests are present.

    16. Inspection

    1. The owner may inspect the accommodation at any time with reasonable notice and at any time without notice if the owner believes that there has been a breach of these conditions.
    2. If after inspection, the owner determines that there has been a breach of these conditions, the owner may issue you a warning. The owner has the right to order you to leave the property if, despite being warned, you still disregard these rules. If you are directed to vacate the premises, all monies paid for the accommodation will be forfeited.

    17. Liability

    1. The owner will not be responsible for, nor liable to compensate for, any loss, theft, or damage to personal property that occurs on the premises or is brought onto the property.
    2. The owner is not responsible for any misdescription of the accommodation.
    3. The owner is responsible for claims of injury, loss, or damage only if caused by their faulty material, workmanship, or negligence.
